			<content:encoded><![CDATA[<h3><span style="color:#000000;">We’ve been talking with <em>Austin private lenders</em> and <em>Austin note buyers </em>and folks are getting murdered out there.</span></h3>
<p><strong>Take Ed Baker. He’s been an <em>Austin</em> <em>hard money lender</em> for twenty years. He’s done pretty good with monthly payments… every winter he goes sailing off the <em>Texas</em> coast… but not this year. </strong></p>
<h2><span style="font-size:large;font-family:Trebuchet MS;">Where’s my payment this month ?!</span></h2>
<p><strong>He’s feeling humiliated, chasing down a smooth talking <em>Austin problem borrower</em> nicknamed Birdie who has boat loads of excuses, freighter loads of promises but not much of anything else.</strong></p>
<p><strong>It started last year when Ed got a call from Birdie who wanted to buy a 40 unit <em>apartment building</em>. This <em>multi family housing</em> would give Birdie a nice little income for his retirement and all that. Rumor had it his wife was a real spender and he needed the extra money. </strong></p>
<h2><span style="font-size:large;font-family:Trebuchet MS;">Sounded good at first…</span></h2>
<p><strong>Well Birdie just needed some short term <em>financing</em>, a temporary <em>mortgage</em>, and just a little help to get him started. The figures seemed to work, the plan looked fantastic on paper, the appraised value was great. He’d fix up the building, increase the occupancy, then <em>refinance</em>.</strong></p>
<p><strong>Well it came to time <em>refinance</em> the property, and Birdie was in Dallas on a shopping spree holiday with his wife. When he returned, he pleaded; “with Wall Street, the <em>mortgage crisis</em> and all that” he just couldn’t get his <em>refinancing</em>. “Money’s tight!” </strong></p>
<p><strong>He was sure Ed would understand… it was all over the news. Ed understood… until his October check from Birdie bounced! (Shock and anger)</strong></p>
<h2><span style="font-size:large;font-family:Trebuchet MS;">Then things went south ! <em>Arrears</em> and more <em>arrears</em> !</span></h2>
<p><strong>Turned out Birdie hadn’t exactly been paying the renovation tradesmen either… or the roofer… or the electrician. (Shock # two) As a matter of fact there was a pretty package of <em>liens</em> against Birdie’s half ripped apart, half painted, half empty <em>Austin apartment building</em>. </strong></p>

<p><strong>But… but… Birdie complained you can’t expect me to make mortgage payments with it being so tough out there… Wall Street, the mortgage crisis, the bailout… you’ve seen the news.</strong></p>
